The City of Eagle Mountain recently did a resident survey. The survey was answered by 862 Eagle Mountain Residents. Of those residents 13 indicated that English was not their primary language. The respondents ages ranged from 16 to 89 years of age (there were a few residents that did not specify their age), with an average age of 42 years old. Overall the results of the survey are positive. The residents expressed that they like the wide open spaces and the rural feel that Eagle Mountain offers, but they would also like to see more business growth, better roads, and more public services.

I love the interconnecting trail system. The Growth and desire for new commercial to come to EM (McDonalds, Dollar Tree, etc) that’s all within close proximity (walking distance) to my home.

“Traffic is a big problem. The only two ways out is pony express and eagle mtn boulevard. Both of which have had speeds reduced and traffic problems due to housing coming in. Once all the residential development comes in we are going to be in serious need of some form of highway to get from the city center out to SR73 or Redwood Road.

It’s hard to say it’s THE most important but it’s on my mind. The median strip through the ranches from the Maverick to the Chevron needs some serious help. It might be time to give up on the turf grass and go to rocks.

Improved city planning and communication of the “plan” for Eagle Mountain. It’s unclear what Eagle Mountain is aiming to be. When we moved here, it seemed like there was an emphasis on being a family-focused “rural” city with larger home lots. Lately, only “cluster homes” or town homes are being built with very few developments offering lot sizes larger than 0.2 acres. If the city feels denser housing is its best interests, the marketing and communication should reflect that vision, instead of the “rural” vision that has been the city’s vision historically.
Clean up city center, make 2 exclusive right turn lanes from ranches parkway to Corey ride, and use the space under the power lines for something productive. I know it’s easement but it can still be green, or garden, or a parking lot.

The air in eagle mountain used to be great but it’s getting bad.

My number one request is a community rec center. While we do have trails to enjoy in EM, they are almost exclusively without shade. In summers with a heatwave after heatwave on top of drought, we have no water resources for recreation, such as community pools, a reservoir, or anything besides a few splash pads which are geared for young children. A rec center with a pool would fill a huge gap in resources for active recreation in our desert region.

Slow the grow. We don’t have roads that can handle what is happening right now. I have been out here for 14 years and it took years before they even built out things like Pony Express Parkway, etc. Last year Saratoga Springs had that huge fire. It took their community 3 hours to evacuate because there is only 1 road. What happens when there is a large disaster in our area?
Stop allowing so much high density housing. I understand there is a housing shortage, but everywhere you look you see apartments, townhomes, and condos being built. And even most homes are being built so close together that they look like townhomes. I’m not sure what motivates the city to zone so much high density housing but you can maintain the rural feel better and for longer if you lower that zoning allotment.

There’s a lot of attitude that this is lawless country out here. We don’t have our own police force and everyone seems to just do whatever they want. Whether that’s speeding at 70 on Cory Wride or driving their ATVs on paved paths. No one with authority stops them so they keep doing it.

Please, stop approving so many milti-unit housing developments (townhome/apartment). The space, feeling, ascetics, and lower traffic has always been such a wonderful part of living in the “suburbs”. While Eagle Mountain is going to grow massively I hope we can prevent the “city feel” from taking over and not be faced with excessive amount of cars lining the streets making them over crowded and continous flow of people moving in and out.

Make single homes lots bigger. We live next to the flagship homes in Silver Lake. Some homes barley have 10 feet between the houses. People park on the street, leave their trash on the road and park cars on the lawns. People need more space. The small lots make the neighborhood trashy.

I’d love more trails (Paved and Dirt) to encourage others to get out more and walk, run, cycle, whatever. I also think our own dedicated police force is needed with the never-ending population growth out here. The last thing, is there anything that can be done about the dust/dirt or to decrease it when the winds pick up?
Honestly, the biggest downside for us currently is that the connector roads, like Wride Memorial Highway and Pony Express, get really backed up at their intersections with Redwood/2300 W/etc., and they could stand to be widened before EM grows even more.

I have been a resident since 1999, living in City Center, and have seen EM grow from nothing. Along the way, priority has been given to the Ranches in city controlled (not HOA) landscaping; roads; city parks; draw of business; etc.
It seems as though EM has forgotten that it is made up of both CITY CENTER and the RANCHES. We are a combined entity. There should not be, or have ever been, priority given.
There were so many plans for CITY CENTER, such as the Mid-Valley Park (Cory B. Wride Park) or a Rec. Center, that we’re planned for MANY years ago, that were postponed for something in the Ranches.
It seems as though CITY CENTER started getting recognized, finally, due to Facebook and Tyson and the population boom they have brought.
There was a time when if people asked me where I lived, they actually had NO idea that CITY CENTER EVEN EXISTED!! To them EM was only the Ranches. That is so sad to me. No city should be split like that!
I believe that if there weren’t the need for the continued need for more schools, CITY CENTER would still not have the road improvements we are getting currently. Many more children would still be enjoying the ‘bumpy road’ (Unity Pass or Sweetwater) from City Center to the Ranches.
I’m happy that there are things for my grandchildren to enjoy in CITY CENTER. My children only wish that there were some of those things available to them so they wouldn’t have been so bored.
It is understandable that there are going to be growing pains for a small town that just explodes in growth. Just remember that the city is a whole even though there may be a geographical feature between the parts.

Enforce codes! There are homes that never had a yard put in, weeds out of control, junk everywhere and homes being turned into rentals with all the cars parked up and down the street are turning the city into the ghetto.
Removing micri-groupings (such as having names for all the subdivisions or referring to areas within the city as “The Ranches” or “city center”) — it creates divisiveness and in-group/out-group biases. I’d like to see the city continue to grow together instead of feeling like it’s not worth getting to know people outside the subdivision.

Responsible Development. We need to get back to the Roots of Eagle Mountain and what makes it special. Eagle Mountain master plan was to have a community with open space and pathways between each development. The housing was designed for single family homes with porches, a minimum of 1/4 acre lots. pathways and parks in each development pod. The developers are greedy and the City has let them abuse the situation by allowing them to cram as many people in a small place as possible. There is not a place where people can buy a single family house anymore because of the housing crises. The damage this does to the community is that we are going to turn out like west valley. We need to be different and keep the space that we have. Keep the High density housing out. We also need to keep the light pollution down by using hooded lights and creating city light ordinances that keep the spotlights on peoples houses from blinding their neighbors. One of the great things that was attractive to me was that Eagle Mountain had a park city model versus a west valley model. We need to limit greedy developers from taking advantage,

Though transportation has improved a lot through the years, our city is growing rapidly. SR-73 needs to to be a freeway or at least a divided highway, and there needs to be a way to get from redwood to I-15 without stoplights (whether that be Pioneer Crossing or Pony Express Pkwy).

We need many things, but I feel the lack of an off-leash dog Park is eye-popping. As subdivisions fill in they have green space for residents and on-leash dogs. Not all residents have a fenced in yard to let their dog run for exercise or socialize with other dogs.

When streets connect to a bother street with a turn median, the street should be labeled better, paint on the road & or Do not enter sign on the wrong side, just yesterday I saw a car take the wrong turn area at the intersection near Chevron on Pony Express. Where we are a growing city, we think many people or deliver workers, new teen drivers, we have even seen a large Semi & trailer turn in the incorrect spot on those intersections. More labeling may prevent future accidents.

Ensure infrastructure is in place to support growth – without waiting until after the fact. Think carefully about the growth, placement of new homes/roads/businesses. I struggle to understand why we would put an elementary school on 73, and then put a Holiday directly across from it.. road congestion in the neighborhood and not safe for kiddos. Also many of the new planned roads quickly take quite neighborhoods into high traffic areas
I think we need to address water availability and the amount of water we are using for our yards. I would love to see us be able to do xeriscaping instead of the vast amounts of lawn and for it to be encouraged and rewarded for doing so.

Transportation! SR-73 is not wide enough. Lone tree subdivision needs an access road that connects directly to SR-73. Mountain View Corridor should connect at Ranches Parkway or at least have a protected turn from southbound to westbound SR-73.

Clean up and beautify the city center. I have lived in city center for 23 years, and am frustrated with how many houses have dirt yards full of trash and weeds. I am also frustrated with the amount of vehicles on my street. It is a safety issue. Two cars can’t pass each other.
The roads coming in an leaving Eagle Mountain city center would be amazing if we could widen Eagle Mountain Blvd. The city needs a rec. Center with before and after school care so that we can care and give activities to the children of Eagle Mountain. The closest activity center is in Lehi. We really need to be putting that money into Eagle Mountain.

Stop building so much multifamily housing. The housing density is tricky, but we are shoving more people in a smaller space which detracts from the rural feel and strains the roads since everyone needs to go the Saratoga Springs to get the things they need.

The most important change needed to improve Eagle Mountain is that there is not much to do within the city. We need a community recreation center, a city pool, and other businesses that offer entertainment or recreation for families. Eagle Mountain is an okay place to raise a family, but we have to drive 20-30 minutes to other cities for things, like a pool or a community center. Another improvement that needs to be considered is adding more roads in and out of city center.

Transportation. There are limited roads to travel in and out and they get quite busy. I hate that more lights are probably the answer. Speeding! The speed limits are a joke, since no one follows them and drivers get angry when you do.
To space houses out more. I think some of the new high density housing has been done really well and nice, and other parts seem very crammed. I would love to see code enforcement increased in neighborhoods without HOAs. There has got to be a balance between some extreme HOA rules and the slobby yards that plague many neighborhoods in city center. (not drought related, this problem has existed for years)

The water pressure and flow in liberty farms since the expansion over the hill to Kiowa valley has suffered due to over expansion. In the winter the pressure is too high. Something NEEDS to be done about the empty lot with weeds that is just west of the firestation on Pony Express and Plum Creek Drive. The weeds are often more than 4 ft high. This lot is city property that has turned into a mice and snake infested area. Because it is so close to the most densely populated area of this city, it should be a high priority project.
I would love to see more attention paid to dead limbs on trees, and weeds that are dangerous to dogs and kids. I do spray a few weeds around my house to keep dogs and kids safe but I do it fearing negative retribution from the city.

Sometimes I feel that our city operates as if we are still small. It is growing too fast and there needs to be considerations and administration for that. I know there is chat that EM is supposed to grow to a large city, I am super concerned about the infrastructure. The roads. The utilities. Etc. If there was an emergency we would be in really big trouble for any type of evacuation. I know we want business and growth. let’s not be like every other city. We need a new skatepark!!!! Preferably in the Ranches. A concrete park may cost a little more but it will save the city money with maintenance and repairs, not to mention safety. There’s too many teens skating on private property and in streets because they have no where to go. The metal skate park should be torn down. It’s not safe and the location premits too much vandalism and drug, sex and alcohol.
As a road cyclist, our road shoulders need to be cleaned more often. They’re fairly dangerous for bikers.
Weeds within the city center area could be better maintained. Eagle mountain is great through ranches then city center seems to be over looked
I find the communication from the city very helpful to stay informed, I would love to receive the same communication for the recreational sports and so on.

On street parking is bad in the Highlands on the Green subdivision with trailers and RVs on the narrow streets frequently. Even cars make driving difficult. Should limit parking to one side for safety.

I live on lake mountain road and most of the time you do an ok job of maintaining it, but the most resent grading job that was done is horrible. There are big holes in the road, a section of the road is a sand pit which gets deeper everyday and I really don’t appreciate having a trench dug in front of my property especially were the mail person has to drive up to my mailbox. From what I understand from a planning commission meeting lake mountain road is the most expensive road to maintain in the city, for that money i would think that it would be better taken care of. I would hope that it would be paved one day.
Across the board I’m quite satisfied and hope that the satisfactory services continue on as EM maintains its current and future rapid growth.
All the storm drains in our neighborhood (Silverlake) are covered up which causes some flooding in the roads when it rains. I’m sure there’s a reason for this but hope it’s done soon.

The canal behind our house only gets addressed about twice a year and is always just overgrown. I’d love to see some sort of zeroscaping so the city doesn’t have to worry about it anymore and so we don’t have to keep dealing with the eyesore and constant overgrowth of weeds.
Please set up occasional speed traps on Pony Express Pky. I’ve clocked speeders at 60mph & speeding through school zones.

I love Eagle Mountain. I grew up here. I have lived out here since 1999. This is my home town. I want to see it grow into something amazing and not end up the west side of Salt Lake City.

Parking enforcement needs to be done. As it is I question that we even have any. Most neighborhood streets are extremely dangerous to drive on as they are too narrow for street parking which has caused most to become one way roads with two way traffic.
We have a city area right behind our house that is FULL of weeds. We have had to go pull some of them that grew taller than our fence. You can barley see the flowers it’s sad.
Garbage and recycling comes really early
Many of us have shown a huge increase of water usage in the summer when there hasn’t been a change of habits or sprinkler routine. I don’t know how that could be possible.
The new paving on Pony Express has been unpainted for too long. It’s very dangerous to leave it without any clear marking for lanes.

With all of these huge construction vehicles our roads are being ruined. There’s not enough space on the road and I’ve already had to replace 3 windshields in 1 1/2 years due to rocks and I don’t speed, (shocker I know) stay far back, however when your in EM BLVD coming or going out of CC there are always rocks flying! Very few cover their loads and it become dangerous when they pass and sandblast your vehicle. Y’all know what that’s like yet no ones doing anything about it. Too many people speed, honk, give rude gestures when you do go the speed limit and there’s no one around to enforce that. There needs to be speed traps and maybe just maybe it would be a safer place for all! Cover your load!!! We had to cover our “load†in Iraq (tip of our weapon to keep the dirt out) for safety why don’t these vehicles?? Try being a bicyclist and getting hit with one of those rocks. It could kill someone! We need to hurry up with this infrastructure or else we’re going to be in HUGE TROUBLE if a natural disaster hits this side of the mountain!!!
The roads during construction here are the worst I have ever seen. A few weeks ago there were massive drops in pony express road out near the high school. Now they have put up insanely high mounds along the roads. It’s fees super careless towards citizens who have to drive these roads every day. There’s aren’t mamy other options for getting around out here so making the main roads as drivable as possible, even while under construction, shows respect for the citizens. As the Eagle Mountain demographics change, the crews who work for the city need to understand that we don’t all drive trucks and jeeps and 4-wheelers. Eagle Mountain is changing.

Our city has so much potential but we are at a critical time in our development. The current system of putting in high density homes, under dark skies, without adequate roadways coupled with no community programs or commercial areas and in several areas (currently)no safe way for students to get to and from schools…it is a recipe for disaster. I want to be excited for the future of our city but my concerns are too great and I don’t see any course correction.

Lake Mountain Rd us a wreck and ruins our cars!! Not there is a big place on the road where they dug up the base and this winter it will be a dangerous mud hole!!
The library should have more story times and activities for younger kids
Sidewalks on dove way could use some attention to correct bumps.

Utilities are very expensive for low income
Bike lanes on the roads often appear to have gravel and sometimes debris. Information on bike paths and trails would be great! I would like to know the best and safest places for road cycling. It seems like there are some good bike lanes but they don’t always appear safe because of the gravel/debris.

Hidden Park is neglected with weed control in the parking areas. The street (Sunset Drive) in front of Black Ridge Elementary and Sunset Storage isn’t cleaned and therefore has so much dirt in the gutters weeds are growing in the gutter dirt.

Street repair was horrible in the product used on Riva Ridge road in lone tree. It ruined our brand new street. Building department needs to not rely on email as only form of communication. I have had a open permit now for almost year trying to get in contact with them and every single time I send email I get response that it can’t be read. Have tried with 3 email addresses. No phone number to contact them. I don’t think one form of communication is smart in any business.

City entrance via EM Blvd needs 4 lanes NOW, where is landscape improvements with the new construction along EM Blvd. Five intersection in 0.4 mile on a primary road shows poor planning and traffic management.

yes, thanks for what you’re doing, my comments are to reduce condensed housing (making EM a the low cost townhome style housing of utah county). Increase the beautiful .25 and up acres lots with nice homes on them, not crap homes, but nice homes. Add rec centers that we pay to use, and other commercial retail and commercial in general. No more town homes that the rich buy and rent to the poor (I know this isn’t all cases, but it is for a high percentage of the town homes our here).

If there are going to be laws about on street parking, vehicles not parking to where it reduces traffic flow, and vehicles left on the street for more than 3 days, then enforce them! Pioneer subdivision is a nightmare for driving!

I really do think a dog park would be loved and highly utilized in EM. As I mentioned earlier in this survey, I feel a simple city library is not enough. We need to be connected with every other library in Utah county. It should be one library system like Salt Lake County or Davis County have.
Some areas on the bike path that have not been fixed for 2 years
We wish recycling would come weekly. We have stopped recycling because it’s more of an inconvenience with bi-weekly services. City planning is not great. We are feeling the effects of a larger city with the larger population. Crime seems to have risen. New home building has gotten a bit out of hand.
I’m very unhappy about sprinkler repairs and water waste!
Need to pay more attention to trails
Communication between the city and the residents is awful. I have no idea when or where anything is happening. I had no idea about Pony Express Days, Silverlake amphitheater events, detours during construction, City meetings or other events. I learn all of these things from other city residents posting on Facebook and it’s usually after the event is over or has started. The city webpage is not intuitive or never seems to be up to date.
Just hope we can enact smart laws about fireworks like other cities have done, rather than ban them completely. Didn’t spend any time in Eagle Mountain during celebrations in July–went to other cities to celebrate. This alone might affect our decision to move to another city if Eagle Mountain continues to practice this.
There are a lot of pot holes…
Notice about the resurfacing of streets was poorly communicated. Wind blew the notice off my door and I found out from a neighbor around midnight the night before streets were redone. We were told we would be notified in about 2 weeks with 24 hours notice. It was 2 months later before anything happened. I had deliveries scheduled for appliances and had to change them last minute. Also had to change grocery and package deliveries last minute and was not impressed. More notice would’ve been appreciated. End work looks great though.

The sheriffs do a great job at (1) not preventing crime, (2) not solving criminals acts, (3) not working collaboratively with the citizens. I am dismayed at little they accomplish when items are brought to their attention. It’s as though they get paid to not solve issues.

The only road that is currently the roughest is Saddleback Drive. It feels like our car is on the back of a horse. Lol
Our family would love a city Recreation facility, like the one in Lehi or Lindon, Provo, perhaps as the city grows, or with local companies sponsors, we can build a facility like that in our area.
Would like to see the parks better maintained, lots of weeds/trash. Would also like to see some barriers to keep ATV, motorized traffic off the grassy areas in the parks. Would also like to see clean up in neighborhoods – homes with out of control weeds / amount of trash and other materials built up that the city does not seem to do anything about.
I am happy with city services. The only possibility would be to have recycling come every week.

Streets are in disrepair from all of the construction vehicles allowed to beat them to death. Departments working on the streets are not following the MUTCD or other state and federal construction laws and regulations.

I would like to see improvements made in the ranches, the parks, general cleanup- fixing fences, cleanup yards, weeds etc. and would like to see the cats that are running loose every night and digging up my garden, and the dog liter picked up around on the sidewalks- general people taking pride in Eagle Mountain- I see tons of money spent in the City Center, but some of us do not make it out there very often and we would like to see our park in the ranches improved as well

Build more roads and expand lanes. Instead of wasting money rebuliding and maintaining the medians all the way down pony express just rip them out and add lanes… those trees planted in the median are obstructing our views while drivingng they need to be removed. Stop allowing the multihousing.. it’s making the city look like trash. The houses are being built too close to the main roads…one day we will need to expand those roads… think ahead people. Why are we building so much? if we are in a drought… doesn’t really make sense.
The city does a good job making things look nice. I wish the turn lanes on Pony Express and Ranches would be fixed so you can actually see the traffic flow. I am not sure who to contact about that street issue.
Please please please build us a Rec Center with a swimming pool for the kids and lap swimming for adults.
Recycling should be every week. Every other week is not enough and a lot of recyclable materials are being just thrown away. I’m not sure why the city didn’t send out notifications about the construction at the roundabout and the days when access to the high school was blocked. That would have been helpful.
I think it would be great to have some kind of green services. I have seen other cities have a third trash bin. The first is for regular, everyday trash. The second for recycling. The third is for green waste such as tree branches, weeds, grass clippings, etc. I believe those cities have pickups just once a month, but I think it would still help those of us with modest green waste but would like a place to dump that without using the regular garbage.

The weed control around the rodeo grounds and the walking paths/sidewalks along Eagle Mountain Blvd is bad. Not only does it look bad, but when the plants turn to tumbleweeds they get absolutely everywhere?

I would like a city recreation center with indoor and outdoor pools. There are a lot of us here in the city so it needs to be big enough. Look at Unincorporated Jefferson Count in Colorado for a very nice system of recreation facilities.

Travel on St. Andrews from the power lines to Pony Express Elementry School is awful due to too many vehicles parked on the street. Though the new no- parking signs by Ridley’s helps – there needs to be more off limits zones.

Please be consistent with code violations in neighborhoods. Some people with beautiful yards are being harassed for two inches of fencing and wind chimes but others in the same neighborhood are ignored with their waist high weeds and garbage that they’ve done nothing about in the last seven years.
Our street is never cleaned or plowed. The city-owned space in front of our house is mowed but never watered. Trees are cut down but not repaired. There’s a ton of constant new high density housing without adequate roads or road housing or even the recreational parks to go along with it. And it’s INSANELY difficult for businesses to build out here. Utility costs have more than tripled in the past three years with all the changing hands. Crime is up. The traffic lights near the Ranches entrance are in massive need of road dividers to prevent such frequent accidents. Where’s the police department? The cemetery? The flipping POST OFFICE?? Focus more on building community. Give people a reason to want to COME to Eagle Mountain instead of leave it for 99% of their daily activities. And please…build a rec center ðŸ™ðŸ»
The new city information guy isn’t as interactive with the community as Linda Peterson was. Now others have been speaking for the city when it should be a one point person
Need more options for internet out here. I also wish the new builds and businesses would start with a flip the strip mentality instead of putting water sucking grass everywhere.

Parking enforcement seems to be non-existent.
Sewer costs are very high. I remember when my utilities, including gas and electricity, water, garbage and sewer were only $100. The City grew too fast placing a heavy burden on the residents.

Pave all of Lake Mountain Rd to provide a safer exit for people near the top of Eagle Mountain Blvd. We never see police patrols or street sweepers in my neighborhood. Notices to the community go out at the last minute for many things. I’d like to see public transportation extended into City Center.

We need more diverse internet options. And the county deputies don’t enforce any traffic laws. I rarely see them with anyone pulled over. I see more state troopers doing that work than deputies and they aren’t even the contract police. Traffic violations are out of control
