EAGLE MOUNTAIN, UTAH — A new 60-acre retail development is being proposed for Eagle Mountain’s City Center area, with Smith’s Marketplace reportedly poised to serve as the anchor tenant. The development, located east of Pony Express Parkway between Mid‑Valley Road and Old Airport Road, is being called a major economic milestone by city officials.
“This is a major opportunity for Eagle Mountain,” said Evan Berrett, Economic Development Director. “Bringing another full-service grocer to our city has been a long-standing priority, and we’re excited about the potential this project holds, not only for residents but for the broader commercial landscape here.” (City of Eagle Mountain, June 7 press release)
According to the Daily Herald, the proposed anchor tenant is a Smith’s Marketplace—a larger-format version of the standard Smith’s Food & Drug grocery store. Smith’s Marketplace locations typically range from 120,000 to 130,000 square feet and combine traditional grocery offerings with general merchandise such as apparel, home goods, seasonal products, and pharmacy services. Many Marketplace locations also include an on-site fuel center, offering fuel discounts through the Kroger rewards program.
The development will also serve as a gateway to Eagle Mountain’s future downtown district, which is envisioned as a walkable area anchored by small businesses, government offices, and civic gathering spaces.
“One of the most exciting aspects of this proposal is that it could significantly accelerate needed infrastructure improvements in the area,” Berrett added. “The planned upgrades would extend Mid‑Valley Road and Old Airport Road east of Pony Express Parkway, laying the groundwork for a future connection to Mountain View Corridor.” (City of Eagle Mountain, June 7 press release)
While no additional tenants have been officially confirmed, Smith’s Marketplace centers in Utah commonly feature national co-tenants such as Ross Dress for Less, Petco, Ulta Beauty, Hobby Lobby, and fast-casual restaurants like Chick-fil-A and Café Rio. A similar development in nearby Saratoga Springs—anchored by Smith’s Marketplace—includes Hobby Lobby, Ross, Ulta, Petco, and Chili’s.
City officials are optimistic that this project will bring “convenient access to groceries and other retail services, new jobs for residents, and a major increase in sales tax revenue.” (City of Eagle Mountain, June 7 press release)
While negotiations are ongoing, Eagle Mountain anticipates bringing the project before the City Council as early as this summer, pending final agreements and development approvals.
